Containment Solutions for Occupied Spaces

We offer four ways to work with us. Most clients in active facilities choose full-service rental, but we adapt to your project, your crew, and your budget.

Self-Service Rental

Rent the wall system and have your own crew handle the install. We deliver, you manage the setup.

  • Modular wall panels delivered to your job site
  • Installation guidance and technical support included
  • Flexible daily, weekly, or monthly rental terms
  • Your crew installs and removes on your own schedule
  • Same professional-grade systems at a lower overall cost
Best when: Your crew is experienced with modular systems and you want to control your own timeline and labor costs.

Temporary Wall System Sales

If you have recurring containment needs across multiple projects, purchasing a system outright may be the most cost-effective path. We recommend systems matched to your project types and work with you to secure competitive pricing through our supplier relationships.

Containment Consulting

Not sure what your project needs? We offer consultations to help you identify the right containment class, system, and configuration before any procurement decision is made. Useful for facility managers, project planners, and GC estimators in the early planning stage.

Built for Facilities That Stay Open During Construction

Most of our work involves spaces that cannot shut down while renovation or construction is happening. Each sector has specific compliance and performance requirements. We know what they are.

Airports & Transportation Hub

Renovation work at active terminals demands barriers that perform in high-traffic pedestrian environments. We have worked in active airport environments in the Bay Area and understand the coordination and compliance expectations involved.

Healthcare Facilities

Hospitals, outpatient clinics, and surgical centers require ICRA Class IV and V containment during renovations. Our systems meet ASTM E84 Class A fire standards and support HEPA negative air and ICRA 2.0 digital monitoring requirements.

Data Centers

Active data halls cannot tolerate dust, ESD risk, or HVAC disruption. We select systems that install fast, seal properly for negative pressure, and break down without generating debris — matched to the constraints of live data center environments.

Commercial Offices & Class A Building

Tenant improvements, lobby renovations, and floor-by-floor buildouts in occupied office buildings need containment that looks as professional as the space itself. Our systems reduce noise transmission to neighboring suites and install with no debris.

Biotech & Life Science

Lab renovation and cleanroom modification in occupied biotech facilities often require negative pressure containment to prevent cross-contamination. Our systems support HEPA exhaust integration and the sealed performance these environments require.

Federal & VA Facilities

As a certified SDVOSB and DVBE, 5DCCS supports containment at VA medical centers and federal facilities in Northern California. We understand VHA Directive 7715, EM 385-1-1 safety requirements, and VA-specific ICRA protocols.

Why Modular Walls Beat Plastic Sheeting and Drywall

Most projects start with plastic sheeting because it is cheap. Most facility managers who have been through a healthcare or data center renovation once do not use it a second time.

Factor Plastic Sheeting Drywall Modular Walls (5DCCS)
Installation Speed Fast but unreliable Slow — days of labor 4x faster than drywall
Fire Compliance Fails egress path inspections Requires rated materials ASTM E84 Class A rated
ICRA Class IV/V Not acceptable per ASHE ICRA 2.0 Possible with exact install Fully compliant with proper sealing
Dust Control Tears, gaps, frequent failures Moderate — gaps at seams Superior sealed performance
Noise Reduction Minimal 15–20 dB Up to 40 dB
Waste Generated Single use — all landfill Single use — all landfill Zero — fully reusable
Professional Appearance Very low Low during construction Finished wall appearance

From First Call to Final Removal in 5 Steps

A modular temporary wall is a prefabricated panel system designed for fast installation and removal in occupied construction environments. Unlike drywall, panels do not require taping, mudding, or painting, and they can be reconfigured as a project evolves. Unlike plastic sheeting, they provide rigid structure, fire compliance, meaningful noise reduction, and proper dust containment.
Plastic sheeting is inexpensive but fails in high-traffic areas, does not meet fire codes in egress paths, and is not acceptable for ICRA Class IV or V healthcare environments per ASHE ICRA 2.0. Drywall works structurally but takes far longer to install, produces demolition waste, and cannot be reused. Modular wall systems install in a fraction of the time, meet ASTM E84 Class A fire standards, satisfy ICRA compliance requirements, and generate no construction debris when removed.
Yes. The systems in our inventory meet ICRA 2.0 Class IV and Class V requirements, including compatibility with HEPA negative air pressure systems and digital pressure monitoring. We can provide system specifications to your infection preventionist or compliance team as part of the project documentation package.
Yes. One of the primary advantages of modular systems is flexibility. If your project scope changes, moves to a new phase, or the layout needs to shift mid-project, we can reconfigure without demolishing and rebuilding from scratch. This is particularly valuable in multi-phase renovations where the construction boundary moves over time.
Yes. Full-service and self-service rentals are available for short-term and long-term projects. System sales are available for organizations with recurring containment needs. We can walk you through the rent-vs-buy decision based on your projected project volume and frequency.
We serve the San Francisco Bay Area and Northern California, including San Jose, San Francisco, Oakland, Palo Alto, Sacramento, and surrounding cities and counties. We do not currently serve Southern California. If you are unsure whether your project is in our service area, give us a call.
For most standard projects in the Bay Area, we can typically be on-site within a few business days of a confirmed quote. Timeline depends on project size, configuration complexity, and current scheduling. Contact us to discuss your specific project needs and we will give you a realistic timeline upfront.
Because panels are reused across many projects rather than demolished after each one, modular systems dramatically reduce the amount of material going to landfills compared to drywall or plastic sheeting. This supports LEED documentation goals and sustainability commitments at the facility level.
